If I might chip in,a second vehicle and a second parking will be needed down the line.You could either negotiate with the builder to retain your existing parking or ask your neighbours if they would share or rent out their parking.Some societies allow this.
I too faced the same issue when my wife shifted to a separate hospital, bought her own car and with different timings.Sequential parking was offered at a reasonable cost for Guwahati but our professional duties with emergencies make it a bit of hassle to remove a car to take out the one behind.Ultimately,we talked with a non-resident owner who rented out his spot for a token amount.We used it for almost 3 years.
BTW,my current parking in my new flat is huge ,almost 10 metres long and 7metres wide...but not all slots are this large.

Thanks everyone for the useful insights and suggestions.

I had another discussion today with the builder's representative, based on the suggestions I got from all of you.

1. He is not willing to budge on the price. Actually the price for the double parking slot was initially quoted as 3.5L+GST by the builder, a few months back. Now that the builder has completed the handovers in this project, he wants to focus on other projects. Hence, they have reduced the price to 3L+GST to clear the remaining inventory.

2. I checked again regarding the availability of parallel slot, but he replied in the negative.

3. I checked the option of retaining my existing single parking slot and additionally purchasing the double parking slot. That option will cost me 6L+GST, which is beyond my budget.

4. Our society has a whatsapp group, where residents keep enquiring for car parking slot available on rent. But nobody wants to rent out their parking slot. More importantly, I cannot make a car purchase decision based on a rented parking slot. I will buy a second car only if I have a designated place to park it.

5. My hometown is not nearby. Hence, I do not have the option to drive my car to my hometown and park it there whenever required. (My parents also live in a gated community, which has much bigger parking issues, but that is a story for another day )

6. Our society has already installed EV charging points (around 10 nos) in the visitor parking area. Hence, residents need not worry about installing charging points in their dedicated parking slots.

I have decided to go ahead with the double parking slot. I feel that the price is quite fair. I hope it turns out to be a wise decision in the long run.

Congratulations on making the right choice.

I was in the exact same situation about 7 years back !
Builder wanted to handover the apartment and move out, but wasn't ready to compromise too much on the price either.

We already had two cars in the house and like in your case, the dual parking slots had only one driveway. Only advantage being that the second parking slot was not facing a wall. The advantage of that being, to this date, I haven't had to switch cars to take the car in the second parking lot out. It's always the smaller second car in this slot and we always find a way to squeeze it out without much fuss.

My wife used to make fun that we paid more for the 2nd parking slot than her car at that time which was a 2nd hand Maruti Alto

In the long run, this definitely makes more sense and gives you more flexibility.

I have 2 car parking. Everyone who took 1 parking space when they purchased the flat, repented the decision. So don't think twice.
Not sure if you have kids or not, if yes 2nd car will become a necessity.

When we bought our flat, the first condition we put to the builder was, second car parking slot is must and we will pay for it.

The builder was left with 2 extra parking's after allotment to all residents, one was in stilt and other was in cellar.
Our allotted parking was in cellar. We asked for the Stilt parking as the 2nd parking and he obliged.
We paid 1.25 Lakh for this, note that this is 12 years back, and all other residents looked at us and thought why we are paying so much money.
We had only one car at that time.

Today we have three cars and using one of our neighbors parking slot for 3rd car.

So if you are getting second slot for 3 Lakhs, then don't even think twice, just grab it.

Why not rent?

I am sure you can get vacant parking for as low as 2k a month, not sure about the Bangalore but this is the going rate for NCR.

Capital saved can go towards a better car.

Edit: Just read about the rent thing. My take would still remain the same.

Pardon my ignorance as I don't have much experience with parking in apartments and there rules around it, but since you are going to forfeit your existing parking, are you eligible for refund of 1L you paid for included parking?

Hi Rohan,

If I may, reading this point makes me float an idea by you. Many people have started adopting it.

Do you even need a car? If you don't frequently visit places, it might be good to have no car for now and buy an EV in the coming 3-5 years.
And the amount of money you will save by not buying the car will easily cover the miniscule money you will spend on Cabs.
Not to mention, if a car is just run for short distances, as in this case, it damages the components since they don't even get to reach operating temperatures.

Please don't get me wrong. Just giving a different direction for you to think on.

Coming to the current scenario on which you have actually asked for help, it's really a no-brainer. The price at which the parking is being offered is a steal, IMHO. This is, technically, real estate you are buying which is only going to increase the value for your apartment.

As for stacked parking, it hardly takes me One and a Half minute for the process of removing vehicle no 2. 30 seconds for removal of V1, 30 seconds for removal of V2 (anyways we need to keep the motor running at idle at the start for atleast 10 seconds) and final 30 seconds for reinstating V1 in it's original spot.

Absolutely! We've been running this setup for close to 15 years now, and I quite enjoy moving the cars around as it's great parking practice. You should go for it if you want to.

I was in exact same situation in Dec. 2018 when I purchased this new apartment. Guess what, I paid 5L for this specific additional parking spot.

3L for a parking spot is on the higher side in my opinion, especially if you consider you will also have to surrender the existing parking. I'd negotiate it down. The same thing is happening in my apartment and the builder is giving additional parking to different people at different prices ranging from 1.25 Lakhs to 4 Lakhs!! The prices come down depending on how serious the negotiations are.

Also, consider if you will be utilizing the parking spot long term, i.e. there will be two cars going forward which are utilized often or regularly. In your case, you can rent it, so if you don't utilize it, then it is mostly a dead investment.

Consider what 3L invested can give in returns over what your car parking can return over a period of time. Gains calculated are on paper and not realized until you sell the property.

3L is a good price. Here it is 10L for back 2 back. Only option available. Plus original parking is not taken back. So people then have 3 parking. 1 they rent out. 3.5k/month.

I used back 2 back for a year, and found it painful and a time waste. Usually had to take a second person to the basement for swapping.

Also if you purchase, ask the process to add the parking to your home registry. You may find an in society seller, try that.

No second thoughts here. If its available, go right ahead and buy. just paid premium for an additional parking slot in Mumbai even though the car is not due for 1 more year.
We do not have the luxury of space in big cities and if available at the right price and place, you shouldn't miss it.

P.s. I paid 5 lakhs for additional parking. properly registered and documented

I would recommend if you can pick up a separate parking spot for this price then it would be beneficial you would not be dependent on one car to take out other, but you can rent it out if not used.
I live not too far from you and here we are able to rent a parking spot for 1k/month and hence it's still better to rent than to buy (4L purchase price).

I am wondering if the builder is selling you the new parking spot with registered deed and its dependent on your existing parking spot to enter/exit as its in sequence - why do you even need to purchase it as no one else can never ever use it?

Sequential parking is a pain. Please stay away. Try to get an individual parking if available.
