Shifted to Pune-- looking for accomodation near Magarpatta.

Hello All!

I have shifted to Pune this Feb ( living in a 1bhk towards Hadapsar now - bit far off, and not quite a pleasant surrounding here..)

Now, planning to tie the knot come July-end.!
( both smilies exhausted - but, it was worth it! hehe)

--

Looking for 1BHK around Magarpatta with -
1. Security & society.
2. Accessible/walking distance to shopping/market/eateries
3. Car parking (Duh!)

Budget - 9-10K

Areas - Raheja Gardens, Magarpatta, close_to_Magarpatta_@5kms or so.

please suggest areas/available flats.
Any help appreciated!

( Going through brokers is making me pay one months rent - and I'm trying to save as much as I can, as this monsoon wedding is going to drain my savings! )

SBI will be very thorough with paperwork relating to legal aspects of the property. They are not going to check quality of construction, at least not with as fine a comb as they would the paperwork.

Guys,

Almost finalised on an apartment!
but, the Owner of the apartment lives in US.

Any pointers on how to proceed with the Agreement?
I wish to get it registered as it helps as an address proof later too.

Iam transfered from Thrissur to Trivandrum. I need a two bedroom house near Sreekaryam. Self, wife and 3 year old little angel will be the occupants. Any leads will be helpful.

I have a 30x40 residential plot in Tavarakere village near Magadi Road in Bangalore. BMRDA approved and Khata transferred to my name.

Since I relocated to Kerala since a year, thinking of selling this property. Could someone guide me on the current condition in Bangalore and what kind of money I could expect.

Quick question for the property gurus.
I intend to sell a property that I own and buy a piece of land. The entire proceeds of the sale will be invested in the land I'm buying and I intend to construct a residential building within 3 years time (by taking . I have already identified the plot and also a buyer for my property and I plan to make this investment in the same week of the sale. Do I still need to open a capital gain account? Can I just take a check from the buyer, deposit it in my savings account, and then issue a check to my seller? The property being sold is older than 3 years and I intend to declare this transaction in the next returns.

Yes this is a nice developing area. Land prices alng the Sarjapura- Attibelle stretch along NH207 are rising quite rapidly indeed. We have a little plot near there quite close to Clover Golf course and Indus International. Just waiting for a little longer before beginning construction. That area is moving quickly but it will take another 2-3 years before one can call it a 'well developed' area. A villa in general is always much more premium than an apartment, though each has its advantages and disadvantages.

Your owner will be harassed by Police if he doesn't do the following:
1. Make a rent agreement with you (any stamp vendor will be able to help you with this)
2. Register it (not required if the lease is for 11 months period or less, but get this verified)
3. Submit your details along with the agreement to the local police station for tenant verification

You as a tenant have nothing to worry (except paying rent and maintenance etc).

There are few things I would like to state based on my experience and what I have read.

1. Registration is required even if it is for 11 months as per Maharashtra law.
2. Police verification is required from tenant perspective as well. There was an article where there was a robbery at tenant's place and police asked why haven't you registered earlier. So, perhaps they are more cooperative when you are registered.
3. Both owner and tenant are required at police station. I remember when I was at the station, someone else had come (without the tenant) and the police sent him back saying both parties are needed.
However, you might be lucky to get this done without the owner's physical presence.

I want to give a 2bhk flat for rent in Delhi without involving any property dealer. Is that possible?

What about the rent agreement documents etc? How I will be able to make that.

Also how to make sure that the tenant don't use the property for any commercial work? I will give it for residential purpose only.

(Flat is on main road of the society where some people have started commercial work like property dealers/small shops etc).

Try the area near Pongumoodu (1 km from Sreekariyam towards the city). At Pongumumoodu junction, the road leading right (coming from Sreekariyam) goes to two colonies or "Nagars" as they call it... The road going straight on after you turn right is an area called Bapuji Nagar and the one which turns left immediately after and runs parallel to the NH leads to Prasanth Nagar which is a Kerala Housing Board colony. If you have a vehicle, I would suggest Prasanth Nagar as it is a well established colony with a lot of long term residents, a reasonably well run residents association and has good access from Ulloor ( a stop for all buses which comes through NH 47). Most schools have their own school buses coming to the area.

The entire area is full of independent houses and you shall be able to locate one easily. Access to the town is not a problem even with public transport but if your work is towards the Sreekariyam side and you do not have your own vehicle, then stay as close as possible to the NH47. Wherever you chose to stay, please check out the latest water situation from the locals before committing as these are city outskirts. PM me if u need further info.

Visit a site like Magicbricks, 99Acres, olx.in and post your advert. directly.

You need to hire an advocate for preparing the agreement on a 1000 Rs. stamp paper. You may get it registered with the local corporation, but I guess that is optional in Delhi (sorry no idea about Delhi).

The agreement text will say the purpose is for residential use only and no sub-letting etc. Plus you need someone to monitor your property on and off.
No pains, no gains.
