There is another time share membership company - Jukaso.

I did not find any mention of that on TBHP.

They have contacted me and following up for me to attend a session. I will attend, but I need to find time. Meanwhile, I have done some preliminary research and compared with Mahindra Holidays, this company is quite small, has fewer holiday destinations and has much cheaper membership pricing (starting price 1.25 lac for 25 years membership).
I will post once I attend the session and get more information.

After discussing with Jukaso, I came to know that the company has poached staff from CM. So, they have already won half the battle now by knowing everything about CM.
I am not sure how CM will handle this.


Got a voucher for spending 1 hour with them, but the places mentioned are way out of my reach. So I have to really see how I can plan a visit to one of their properties. Also, they have a small list of properties from which I have to choose for redeeming the voucher. That is bad.


Overall, they are probably a little cheaper, but I don't have the figures in mind now, since it has been a few weeks.

The sales guys have the same strategy. Give offer 1, see reaction, add another freebie, see reaction, then add something more, see reaction and then perhaps stop somewhere.
This means I have to recalculate every time and re-evaluate.

I don't get an option to take home the copy of the terms and conditions to read carefully before signing. They were unable to tell me why I cannot do that. So I had to decline.

Now coming back to the CM offer which I got today.
White Studio: Rs. 3.43 lacs.
Red Studio: Rs. 4.99 lacs.

Freebies:
1 week international
3N/4D domestic
5-10K food voucher
cash discount in the range of 10K

As you can see, there are variables in the above, which means there is no real fixed price. It all depends on your negotiation.


For, 10 years,
White Studio: Rs. 2.44 lacs.
Freebies are almost the same, except that there is no free 1 week international stay included.

Now, when you start adding the Annual maintenance, the real fun begins.

The maintenance is around Rs. 11,600 per year.
Also the annual fee will see an increase by around 6% each year to cover inflation.
I did the math and for 10 years, the annual maintenance is around Rs. 1.5 lac
For 25 years, the figure is a little over 5 lac

So, with that in mind, the total package cost is
White Studio: Rs. 8.43 lacs (assume 10K discount)
Red Studio: Rs. 9.99 lacs. (assume 10K discount)
Of course, you have to also factor in the 1 week international stay cost (I would put that to be around Rs. 50,000 for 6N/7D and savings of around Rs. 10,000 due to food coupons.


And for 10 years,
White Studio: Rs. 3.82 lacs.

Made a 'Lifestyle investment' this week!
Became a member of Club Mahindra, opted for the white studio membership for 25 years at 3.32 lacs. Good to read some positive responses from existing members!
My parents have stayed at their properties in south and have come back happy; so much that we took the decision of going for the membership! Hope that we have similar experiences at other locations too!

Yes you can, just like you would book into any other resort, and rates would apply, and those rates are like any 5 star resort, instead i suggest you ask members like me who have not used their days and are willing to rent their timeshare days, PM me if you need to rent.

Yes you are right. A certain percentage of bookings allowed for non-members too! And surprisingly a member may not get accommodation but non-members get it without hassle! As rightly pointed out by somebody elsewhere on this forum, this is purely a lifestyle expenditure and not an investment as members don't own the properties ultimately!

Within 15 mins? Haha! This is nothing less than booking a ticket on IRCTC then! Is this the case with just the top resorts or all of them?

This is the case with top properties. Generally, people are planning well these days leading to resource contention. Another thing is, demand tends to be heavy during red and purple days. Better to be safe than sorry. If you have decided and planned in advance, then its just a matter of calling them right on time. Website works great too. PM me if you need more details. I am no way related to them other than that I am a member since long.

Don't get trapped by the crappy Jukaso Journeys membership. My BIL is trapped in it and initiating legal action against them. He took the membership and started paying the EMI's. Firstly, You will never ever able to get any booking made due to non-existent customer support. There is no info on contacting Jukaso. Only one or two customer support are available which are always busy or keeps ringing. Even if you get connected to their own properties, they themselves have no idea of the Membership section customer support or in case whom to escalate. After numerous tries and fails, he stopped paying EMI's after mailing them to surrender the membership. He got call from their Delhi/NCR office assuring resolving the complaints and again reverting with confirmed booking. He again pays EMI and again same things happen, no booking - no customer care contact. Again, stopped payment. But, to his horror, EMI's are now auto debiting from his bank account. On enquiring with the bank, it came to notice that due to default on EMI, amount is debiting through post-dated cheques he had given while taking the membership. He asked the bank stop future payment but they refused stating to either contact the company or file complaint to Police, only after that they can stop it as they are bound by the contract between my BIL and Jukaso.
After trying everything, he has now initiated legal proceedings against Jukaso, which will take it own time.
So, beware of such frauds like Jukaso.

Time shares are a bad idea. Excellent stock to own though

You should go through their investor presentations and annual reports.

They expect at least 25% of customers to never use it. And are under capacity on purpose. And how they plan to charge huge amounts for meals to increase revenue. Etc. Etc.


P. S. : I do not own stock of any such company.

Fly by night operators.

Very aggressive sales staff.

They project all car owners as the "potential market". Be forewarned

How can I buy the holiday rental from any existing member and also if anyone will to sell their timeshare?
