Karnataka coastline - Private beachhouse setups query

Guys,
I need to plan a weekend setup for friends and family (say about 10-20 folks) end of summer (or later). I was looking at those large beachhouse setups (kind of a secluded beach front bungalow with its own beach approach). Seen a few on Airbnb but I understand the better ones are privately managed for bookings. Not interested in resorts or large hotels. The idea is to crash in on Saturday and move out by Sunday.

Any suggestions / recommendations on how to go find options? I'm primarily looking at coast front options North of Mangalore - Udupi side.

Mostly friends and few family members. Think like a farmhouse setup requirement but on the beach front

Airbnb is the best option. Always had a good experience with them, but you have to do your due diligence via the reviews etc.

A relative rents out her place on https://www.stayvista.com/ and is all praises for their professionalism. They have some killer properties.

There is an interesting beach house called 'Horizon Land End' near Udupi. We had a family get-together there. Did not stay overnight.

Thank you. Looked at Airbnb, didn't find a lot of good properties in the area I'm looking at. Got to know from friends that there are other sites (like the one you shared - thanks for that) where the more luxury setups are listed, many handle it on their own (like what @smartcat shared).

Well, what a coincidence. I was on the lookout for a similar property and in similar area, a few months back.
However, I don't think you will ever get a completely private beach, the best you can get is a homestay adjacent to a beach to which is accessible from within the property.


Here's what i did:
Searched google maps on Mangalore to Kundapur in Satellite mode for "beach house/stay" and found quite a few intresting options.
Contacted a few, got pictures over whatsapp and visited a few during my solo bike ride.

Have shortlisted a few based on my budget & requirement, finalized one and going there next weekend with family.

Thank you - this is extremely helpful! I saw some of the places you mentioned (Golden Nest, Sri Radha Heritage, etc.) on a cycling trip I did that side but never explored them further. Thank you for sharing the list. And do share your experience after the May trip.

It's been a long time.

The room initially booked for me were very small, but they were courteous to change me to a better room with a slightly increased price.
Food was cooked in-house and was good.
Beach access is very easy as it is right next to the beach. But the beach was not clean(lot of dry wood), they hotel staff mentioned that the beach would be cleaned once a week, which did not happen while we were there.

Probably, things would have changed to the better by now.
